Terms of Sale

The object is sold in an online auction with bidding on the website www.huutokaupat.com between 26 November–15 December 2025. Participation requires registration. The deadline for submitting bids ends on 15 December 2025 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation pursuant to section 25 of chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property is distrained and is sold under the supervision of the enforcement officer in accordance with section 76 of chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer will issue the sale decision to the parties. Payment by credit card is not possible.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest is payable on the whole purchase price for the entire payment period from the date of sale to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, default interest will be charged thereafter at an annual rate currently 9.50%.


Buyer’s responsibilities transferred


Upon transfer of ownership of the property, the buyer must pay the transfer tax of three per cent proactively before applying for title and at the latest within six months of signing the deed. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emptive right to purchase the property if acquisition is necessary to ensure national defence, border control or border security, or to secure or monitor territorial integrity (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/469).


Foreign persons defined by law may acquire real property in the territory of the State of Finland only if a permit is granted (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/470).

A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.
