Terms of Sale

The object will be sold in an online auction with bids on the website www.huutokaupat.com in the period 12 December 2025 - 21 January 2026. Participation in the auction requires registration. The deadline for submitting bids is 21 January 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted for the object. A written offer must be sent by post or e-mail so that it is received by the Enforcement Authority no later than 19 January 2026 at 16:15. The property is seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the official account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will thereafter be charged, which is currently 9.50%.


Obligations transferred to the buyer


On transfer of ownership of the property the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and at the latest within six months of signing the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.


The State has a pre-emption right in the sale of the property if the acquisition of the property is necessary for national defence, border control or border security, or to ensure territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).


Foreign persons defined by law have the right to acquire property in the territory of the Republic of Finland only if permission is granted (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).

A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
