The property is sold by increasing bids in an online auction on the www.huutokaupat.com website held between 21 Nov–14 Dec 2025. Participation requires registration. The deadline for submitting bids ends on 14 Dec 2025 at 19:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the accepted purchase price may lead to the buyer’s liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

If it is not possible to make purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and subject to the same conditions as the online auction. The offer must be delivered no later than 12 Dec 2025 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.

If necessary, up to six weeks’ payment time may be granted for the remainder of the purchase price. Payment time must be agreed separately. If payment time is used, annual interest will be charged on the whole purchase price in accordance with Section 3(2) of the Interest Act for the agreed payment period from the date of sale until the payment period ends. If payment time is not used, the purchase price must be paid promptly after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale is carried out.

Seven of the eight flats are rented. For flat 5 the buyer has the right to request enforcement assistance for eviction after the buyer has paid the purchase price. For rented flats, the Act on the Residential Lease (Chapter 5, Section 39) applies, under which the buyer has the right to terminate the tenancy agreement within one month of the time when the buyer would have the right to take possession of the flat (i.e. after the buyer has paid the full purchase price). The notice period is either three or six months depending on the duration of the tenancy. If notice is not given within the above period, the tenancy continues on the previous terms. The property is seized and sold by public sale conducted by the bailiff, observing where applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and not a comprehensive description of the lot.

Buyers are advised to familiarise themselves carefully with the lot, the sales brochure and the attached documents before making an offer.

The State has a pre-emptive right to purchase the property if acquisition is necessary for defence, border control or border security or to secure territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).

Persons outside the EU and EEA may acquire real estate in Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29.3.2019/470).
