Seized terraced flat (2 rooms + kitchenette + sauna) in Simpele, Rautjärvi, Rautjärvi

Offered for sale by the enforcement officer by a public online sale on www.huutokaupat.com between 12/12/2025 and 12/01/2026 are the seized shares 1407–1522 in the housing company Asunto Oy Aho-Mäki, which entitle the holder to possession of a terraced flat of approximately 54 m² (2 rooms + kitchenette + sauna) in Rautjärvi. The seized object is sold by private sale conducted by the enforcement officer on the website www.huutokaupat.com during 12/12/2025–12/01/2026 at 18:00. Additional information on the sales procedure in Swedish is attached.

NOTE! Buyer’s personal liability for the previous owner’s unpaid charges and defaults:

The flat was taken into the company’s possession for three years from 8/6/2023. The company has let the flat under a continuing lease.

The new owner has, under the Companies Act, the right to take possession of the flat before the end of the possession period if the buyer pays the costs arising from taking the flat into possession, any costs caused to the company by repairing the share flat, outstanding maintenance charges and those instalments that fall due for the shareholder during the period of possession.

According to the property manager, the buyer’s current liability is €1,160.74 as at 18/11/2025. At the moment the shares and ownership are transferred, the arrears, costs and expenses with interest may be higher than stated above.

The above claims will remain payable by the new buyer and will not be deducted from the purchase price.

The lease is governed by the Act on Residential Leases. The lease can be terminated on grounds provided by that Act, but not solely because the flat has been sold by an enforcement sale. The tenant’s right to retain possession of the share flat ends without notice at the latest when the company’s possession period ends, regardless of the agreed lease term.

The buyer is responsible for fulfilling any obligations related to the flat towards the housing company. Bids in the online auction should take these matters into account.
