Seljänperä, Ii, AP plot no. 6, Ii

The municipality of Ii is selling AP plots in the amended local master plan area for the Ii coastal and island region. The plots are located close to the Bothnian Bay shore, in the north-eastern part of Seljänlahti Bay. The area is generally lush. The southern part has a rural character, with small clearings and patches of farmland, while the northern part is quite wooded. There are numerous yards of permanent and holiday residences in the area. The plots for sale are located approximately 15 km north of the municipal centre.

PROPERTY FOR SALE

PLOT NO. 6

Plot area 1,500 m², property identifier 139-402-6-56. The plots are sold as transferred areas free of encumbrances.

BUILDING RIGHTS

One residential building with no more than two dwellings and ancillary buildings may be constructed on the building site. The total floor area of the building site may be no more than 250 m². Minimum plot size 1,500 m².

BUILDING OBLIGATION

The buyer undertakes to construct a new building in accordance with the detailed plan within three years from the start of the lease period, to a degree of completion that enables the building control authority to carry out the acceptable commissioning inspection required by the building regulations. The seller may, upon application, extend the construction period referred to here.

WASTEWATER TREATMENT

There is no municipal sewerage network in the area. A property-specific wastewater solution is required. Infiltration of plot wastewater into the ground is prohibited.

WATER CONNECTION

The water connection in the area is priced according to the Ii Water Utility tariff. For example, the connection fee for a detached house of 100–200 m² is €1,429.40.

SHARES IN COMMON AREAS

No shares in common areas or special benefits are transferred with the sale.

RIGHTS OF WAY

Access to the area is via a private road, and the buyer is responsible for constructing the road leading to the plot. There are old tracks in the area which may be used for access where possible. The buyer is responsible for any private road charges allocated to the property.

GENERAL AREAS

The areas surrounding the plots and the shore are zoned as local recreational areas and are available for everyone’s shared use.

TRANSACTION COSTS AND PROPERTY FORMATION

The buyer is responsible for the public purchase witness’s fee, the property subdivision fee and transfer tax.

VIEWING THE PROPERTY

The property may be viewed independently. The plots are marked in the terrain with wooden stakes, and each plot has its own map. If the buyer wishes to arrange a viewing of the plots, this can be organised by agreement between 3 November and 30 November 2026.
