Method of submitting bids
The property will be sold by ascending bids in an online auction held on www.huutokaupat.com from 22/09/2026 to 13/10/2026. Participation in the auction requires registration. The deadline for submitting bids ends on 13/10/2026 at 16:00 or two minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.
If it is not possible to submit purchase bids through the Huutokaupat.com service, the prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the bidding increment mechanism. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer, and the item number on Huutokaupat.com to which the offer applies. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 08/10/2026 at 10:00 to the Enforcement Authority's Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or extend the sale period.
Bids placed in the online auction are binding. If a bid made is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
Payment terms
Deposit
The buyer must immediately pay 20% of the purchase price as a deposit into the Enforcement Authority's official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The maker of the highest bid must state on whose behalf the bid was made. Otherwise, the maker of the highest bid is deemed to be the buyer.
If necessary, a payment period until 03/11/2026 may be granted for the remaining purchase price. The payment period must be notified separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid without delay after the bid is accepted.
If payment is not made within the specified time, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been carried out.
