The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest bid. If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at the highest price they offered.

The property is sold in the condition and with the equipment stated in the advertisement and existing at the time of sale. Anyone participating in the auction must independently inspect the property for sale and the documents before submitting a binding bid. The buyer may not subsequently invoke a matter that could have been observed during a prior inspection or from the documents. By submitting a bid, the bidder accepts the property as-is.

The buyer has no right of exchange or return. No warranty is provided for the property. The descriptions in the advertisement are solely the seller’s assessments of the property for sale.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and notification thereof.

The sale will use a deed of sale prepared by the seller. Ownership and possession of the property transfer to the buyer upon signing the deed of sale. The time for signing the deed will be agreed with the buyer after the City of Helsinki’s separate sales decision in the matter has become legally valid (approximately 21 days). The purchase price must be paid no later than at the signing meeting, where a receipt for payment of the purchase price is generally presented.

The buyer is responsible for transfer tax and the fee of the public purchase witness.

Bidding period

9 October 2026–7 December 2026

The bidding period starts on 9 October 2026 and ends on 7 December 2026 at 13:00, or three minutes after the last accepted bid. Bids are submitted through the Huutokaupat.com service by the stated deadline. The auction can also be entered by submitting a written binding bid to the seller’s representative by 10:00 on 2 December 2026. Submission of a written bid must be agreed in advance with the seller’s representative. All bids will be made public in the property listing. A written purchase offer is binding and subject to the same terms as the online auction. Buyers undertake to enter all bids in the system.

A written purchase offer must be signed and state the bidder’s contact details, the maximum bid and the property number in the Huutokaupat.com service to which the bid relates.

The Urban Environment Division is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. The City of Helsinki, Urban Environment Division, reserves the right to interrupt the auction or extend the sales period.

Bids

The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from bidders and the right to reject all bids. All bidders will be notified of the buyer selected.

Conditions for accepting a bid

Acceptance of a bid requires that the buyer has no payment default entries in their credit records and that neither the buyer, the buyer’s owner nor a party exercising control over the buyer is subject to sanctions imposed by the European Union or the UN. By submitting a bid, the buyer confirms that these conditions are met.

Final acceptance of the bid also requires a separate sales decision by the competent official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs arising from arranging the unsuccessful auction in an amount equal to 4% of the purchase price corresponding to the accepted bid.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws from the sale after the sales decision, a cancellation fee equal to 4% of the purchase price corresponding to the accepted bid will be charged.

Concluding the sale

The purchase price must be paid in full and the deed of sale signed within two months of the end of the auction, unless otherwise agreed with the seller.
