Property seized for sale with buildings in Haapalehto, Oulu, Oulu

The property will be sold by ascending bids in an auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 30.9.2026 at 18.00, or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether the highest bid is accepted or rejected.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit purchase bids through the Huutokaupat.com service, the potential buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the bidding automat. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding, and the same conditions apply as in the online auction. The offer must be submitted no later than 24.9.2026 at 16.15 to the Oulu office of the Enforcement Authority, address Torikatu 34–40, 90100 Oulu, or by email to oulu.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sales period.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid is accepted, a separate payment instruction will be sent to the buyer.

Deposit

If the bid is accepted, the buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card.

Payment period

If the buyer first pays the deposit, a payment period of up to six weeks may be granted for the remaining purchase price if necessary. The payment period must be agreed separately. If a payment period is used, annual interest must be paid on the full purchase price for the entire agreed period, from the sale date until the end of the payment period, in accordance with Section 3(2) of the Interest Act.

If no payment period is used, the purchase price must be paid immediately after the bid is accepted.

If payment is not made within the set time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.

Obligations and rights transferred to the buyer

At the time the sales brochure was prepared, the property had an electricity connection to Oulun Energia Sähköverkko Oy and a water connection to Oulun Vesi Oy.

In addition to the purchase price, the buyer must pay directly to the water and electricity companies any receivables that the service provider sets as a condition for the transfer of the connection. The amount of such confirmed arrears is:

- Oulun Energia Sähköverkko Oy electricity connection: no debt encumbering the connection as of 27.8.2025,

- Oulun Vesi Oy water and wastewater connection: EUR 90.91 as of 28.8.2026.

Unpaid usage and base fees transfer to the new owner’s responsibility. The amount of receivables encumbering the connections may change during the sale process. These receivables are not paid from the property’s purchase price.

The buyer is responsible for any fees charged for transferring the connection agreements.

Terms of sale of the property

The bid is attached to the online auction as a maximum bid in accordance with the bidding automat. The bid must be submitted in writing to the enforcement service no later than 24.09.2026 at 16:15 at the address Enforcement Service / Oulu office, Torikatu 30-40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the item number in Huutokaupat.com to which the bid applies.

The property is seized and sold privately through the enforcement officer’s office in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
