Terms of Sale

The item will be sold by ascending bids in an online auction on the website www.huutokaupat.com from 2 to 24 September 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 24 September 2026 at 12:00, or three minutes after the last approved bid.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to approve or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the automatic bidding system. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the Huutokaupat.com item number to which the bid relates. The written purchase bid is binding and the same terms apply as in the online auction. The bid must be submitted no later than 23 September 2026 at 10:00 to the Kouvola office of the Enforcement Authority, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sales period.


The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.


If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. Payment terms must be agreed separately. If payment time is used, annual interest must be paid on the full purchase price in accordance with Section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period. If payment time is not used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been held.


The buyer receives the right of possession of the property when the full purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale. The buyer obtains ownership of the property upon receiving the deed of sale. The deed will be handed over when the full purchase price has been paid and the sale has become legally final.


The State has a pre-emptive right in the sale of the property if the acquisition is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Pre-Emptive Right in Certain Areas, 29 March 2019/469).


Persons from outside the EU and EEA may acquire property in Finland only if a permit is granted for the acquisition (Act on the Obligation to Obtain Permission for Certain Property Acquisitions, 29 March 2019/470). The buyer is responsible for obtaining the permit and for the obligations arising from it. More information is available on the website of the Ministry of Defence.


The property has been seized and will be sold by the enforcement officer by open sale, with the general auction terms laid down in the Enforcement Code applied as appropriate. The sales brochure is indicative and does not provide a complete description of the property.
