Bids must be submitted by the stated deadline. The highest bid is the bid the seller has accepted as the highest. The seller and the buyer commit to recording all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property

Before submitting a bid, the bidder is obliged to inspect the property, documents and records in question. The buyer may not later rely on any matter that could have been discovered during prior inspection.

Information provided by the seller

The seller confirms that they have provided the buyer with all information known to the seller and that can be assumed to affect the transaction. The bidder has had the opportunity to ask the seller questions about the property.

Conclusion of the transaction

The sale of the property must be concluded in the form prescribed by the Land Code. The deed of sale will primarily be drawn up in the National Land Survey of Finland’s property exchange service with an electronic signature. Payment of the purchase price takes place before the signatures are completed.

The deed of sale must be signed within approximately one month of the end of the auction.

Other costs

The buyer is responsible for transfer tax in accordance with the tax practice valid at the time.

The buyer is responsible for costs arising from the formation of the property and for the fee of the public notary.

The buyer is responsible for the service fee in an electronic transaction, which includes title registration and notarisation.

Withdrawal from the sale

Under the Land Code, a party refusing to complete the sale must compensate the other party for reasonable costs caused by advertising, inspecting the property and other necessary measures related to the sale.
