20% of the highest bid amount must be paid as a deposit within one (1) day of acceptance of the bid.

The deed of sale will be signed within one (1) week of acceptance of the bid at the premises of Asianajotoimisto Eskonpekka Oy at

Kauppakatu 20, 89600 Suomussalmi.

Ownership and control will transfer to the buyer when the bid has been accepted, the deed of sale has been signed and the full purchase price has been paid.

The property is sold in its condition at the time of the transaction.

The buyer is advised to carefully familiarise themselves with the property and the auction notice attachments before submitting a purchase offer.

The buyer may not later invoke any matter that would have been detectable in a pre-inspection of the property.

The buyer is responsible for taxes and charges accruing on the property after the date of sale.

The seller is responsible for the property tax for 2026.

The buyer is responsible for the costs of disposing of scrap and waste on the property and the demolition costs of the buildings, as well as the costs arising from any demolition or relocation of the barbecue hut located on another person's land.

The buyer is responsible for paying the transfer tax (3% of the purchase price) and the deed registration fee (EUR 143) arising from the transaction, as well as the registration of their title

in the property information system maintained by the National Land Survey of Finland and any related costs.

If the bidder refuses to proceed with the transaction, under the Land Code they must compensate the other party for reasonable costs incurred from advertising,

inspection of the property and other necessary measures related to the transaction.

The State has a right of pre-emption in the purchase of the property if the acquisition is necessary for ensuring national defence,

border control or border security, or for monitoring or safeguarding territorial integrity.

Under the Act, certain foreign persons may acquire property in the territory of the Finnish State only if a permit is granted for the acquisition.
