Villa in the Rauma archipelago, Rauma

Approximately 160 m² villa for sale in the Rauma archipelago. Including the terrace approx. 200 m². The building is located on an island called Katavisto.

The villa was built in the 1940s. This fairly large two‑storey villa will suit a bigger family. On the ground floor there is a large covered terrace, a very spacious, open-plan living room, a roomy kitchen, a scullery and 1 bedroom. In addition there is a through room that can be converted into a shower + WC. Upstairs there is a large landing and 2 bedrooms. There is also ample attic space and a good-sized cellar. The building has electric heating but has been kept unheated in winter. Summer water supply can be converted to year‑round with small changes. The outbuilding is in good condition but can be demolished and replaced if desired.

Connected to the mains water network. The sale therefore includes the water and electricity connections. Exterior cladding renewed except for the north-facing wall. All windows renovated 2018–2020. The building stands on a Rauma municipal leasehold plot of about 1 hectare. Annual ground rent is €3,817.77; the lease runs until 31 December 2051. There is no property tax as the property was used for public benefit (camp centre). The building is dry and in healthy condition. It is possible to place a shower and WC inside on the ground floor in the current cleaning-equipment storage (ample space); above that room is the upstairs landing, so a WC there is also easy. Under the vinyl floors upstairs there are varnished pine boards.

The plot is sandy, so installing a sealed tank is relatively straightforward and inexpensive (in 2023 excavation and installation of a 5 m³ tank cost €3,500). Wastewater is directed via wells to a soakaway field.

Main building gutters need to be completely renewed.

The boathouse sauna roof was fully renewed 2016–2018. The sauna's south wall needs attention; either new battens or full exterior cladding should be renewed within 5 years. There is also a water pipe to the sauna.

The shore was dredged in autumn 2025 and is about 2 m deep up to the cove. From the cove to the sea it is immediately about 4 m. Reeds have been removed over a wide area. There is a spot for a barbecue shelter close to the cove.

Dredging costs were substantial.

Boat trip from Rauma (Syväraumanlahti) is about 10–15 minutes at 20 kn (≈37 km/h). From Säikä approximately a 50 m row to the island from the mainland.

Sold as surplus (the introduction of regional wellbeing areas disrupted the planned use of the site).
