The property is sold by ascending bids in an online auction on the website www.huutokaupat.com during 15 July–11 August 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 11 August 2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the one that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit equal to 20 per cent of the purchase price immediately.
Payment period: Time to pay for the remaining purchase price may be granted if necessary, but at most six weeks from the sale decision. In that case interest is charged on the whole purchase price for the entire payment period from the sale date to the end of the payment period. The reference interest rate is currently 2.5%. If payment is not made within the granted payment period, late payment interest will be charged. The late interest rate is currently 9.5%.
Buyer’s obligations
On transfer of ownership, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and at the latest within six months of signing the deed of sale. The buyer is responsible for the title registration costs and the transfer tax.
The State has a pre‑emption right in the sale of the property if acquisition is necessary to ensure national defence, border control or border security, or to ensure or monitor the integrity of the area (Act on the State's pre‑emption right in certain areas 29.3.2019/469).
Persons defined as foreigners by law may acquire real estate in the territory of the State of Finland only if permission is granted (Act on the State's pre‑emption right in certain areas 29.3.2019/470).
If it is not possible to place bids via the Huutokaupat.com service, a candidate buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic raising function. The written bid must be received in writing by the Enforcement Authority no later than 7 August 2026 at 12:00 to the address Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo or to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the item on the Huutokaupat.com service to which the bid relates.
The property is seized and sold by private sale by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
