Seized property located in Luumäki is being sold by online auction on Huutokaupat.com between 7 July and 10 August 2026 at 13:00. Each new bid extends the end time by three minutes.

The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com lot number that the offer concerns. The written purchase offer is binding and the same conditions apply to it as to bids made in the online auction. The offer must be submitted no later than 7 August 2026 at 10:00 to the Kouvola office of the Enforcement Authority, Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or to extend the sale period.
The buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid is accepted as highest. The highest bidder must state on whose behalf the bid was made. If not stated, the highest bidder will be considered the buyer.
If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. The payment period will be notified separately. If payment time is granted, annual interest shall be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the agreed period from the sale date until the end of the payment period. If payment time is not used, the purchase price must be paid immediately after acceptance of the bid. If payment is not made within the specified time, the buyer shall pay default interest pursuant to section 4(1) of the Interest Act on the whole purchase price until it has been paid or a new sale has taken place.
The buyer will acquire the right of possession to the lot when the entire purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed of sale. Ownership transfers to the buyer upon receipt of the deed. The deed of sale will be delivered when the entire purchase price has been paid and the sale has become legally valid.
Participants in the online auction are advised to ensure that their contact details registered on www.huutokaupat.com are up to date. As a rule, the purchaser and new owner will be the person who has made the accepted bid in the online auction. If a bidder has made a bid wholly or partly on behalf of another person, they must provide a power of attorney or other proof of the right to bid on behalf of that person. If the highest bidder has acted on behalf of another, the buyer’s details and the power of attorney must be emailed immediately after the accepted bid to kouvola.realisointi.uo@oikeus.fi. Otherwise the sale decision and deed will be made out to the party who placed the highest accepted bid.
The State has a right of pre-emption in the purchase of the property if acquisition is necessary for national defence, border control or border security or to ensure or protect regional integrity (Act on the State’s Right of Pre-emption in Certain Areas 29 March 2019/469).
Persons outside the EU and EEA may acquire real property in Finland only with a permit (Act on the Requirement of a Permit for Certain Acquisitions of Real Property 29 March 2019/470).
