The property is sold in an online auction with bidding on the website www.huutokaupat.com during the period 29 July–27 August 2026. Participation requires registration. The deadline for submitting bids ends on 27 August 2026 at 13:00 (or 3 minutes after the last accepted bid to the auction).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Execution Act.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

The property is seized and sold by private sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Execution Act and, where applicable, the general auction terms laid down in the Execution Act.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the account, the enforcement officer will issue the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted from the sales decision. In that case annual interest on the whole purchase price is payable for the entire payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, statutory late interest will be charged thereafter, currently 9.50% per annum.

Buyer's obligations

Upon transfer of ownership, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and at the latest within six months of signing the deed. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emption right in the sale of the property if acquisition is necessary for national defence, border control or border security, or to ensure or safeguard territorial integrity (Act on the State's pre-emption right in certain areas 29 March 2019/469).

Foreign persons defined in law may acquire real estate in the territory of the State of Finland only if permission for the acquisition is granted (Act on the State's pre-emption right in certain areas 29 March 2019/470).

Object's sales conditions

The object is sold by online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 27 August 2026 at 13:00 (or 3 minutes after the last purchase bid accepted for the auction).

The enforcement officer decides separately whether the highest bid will be accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation pursuant to Chapter 5, Section 25 of the Execution Act.

The enforcement officer reserves the right to close the sale or extend the sale period.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 26 August 2026 at 12:00 to the address Enforcement Authority / Kemi service point, Valtakatu 28, 94100 Kemi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and is sold by private sale under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Execution Act and, where applicable, the general auction terms of the Execution Act.
