Kuusijärvi — approx. 1.2 ha waterfront parcel, Ylöjärvi

Waterfront parcel for recreational use on Lake Kuusijärvi in Kuru, Ylöjärvi. The property is in a fine, sheltered location at the tip of a peninsula. Good road access and a cleared yard area are already in place.

The nearest grocery stores are in Kuru village, approx. 12 km away, and the wide range of services and activities in Tampere is about a one-hour drive. Good outdoor opportunities are also nearby; Helvetinjärvi National Park is about a 20-minute drive and Seitseminen National Park about a 40-minute drive.

The object of sale is an approx. 1.2 ha parcel in its current condition. Buildings and other structures on the property, such as the jetty and all loose movable property, are sold with the parcel as they are at the time of sale. The parcel has an estimated 1970s log-framed sauna cottage of approx. 40 m² and possibly a log store/small outbuilding of approx. 10 m² built in the 2000s with sleeping platforms, and a log lean-to shelter. There is also a log woodshed and a log outhouse. The buildings have been empty and unused for several years and their condition is unknown. There is no electricity connection.

There are no municipal utilities or private wells. Greywater is absorbed into the ground. Note that wastewater systems may not meet current requirements and the buyer should consider this when making an offer. Also note that the floor areas of the buildings on the parcel have not been precisely measured, so the stated areas are indicative only. The buildings are sold in the condition and extent they are at the time of sale. No condition surveys have been carried out on the buildings and they are sold as seen.

No hazardous materials survey has been commissioned. The buyer should note when making an offer that this does not remove the possibility that hazardous materials may be present in the structures.

The parcel boundary is shown on the attached map. The exact area and boundaries of the property to be formed from the parcel will be confirmed in the subdivision procedure.

The parcel for sale does not include shares in common areas and/or special rights such as fishing or hunting permits.

The seller is not responsible for any missing or incomplete building permit drawings or permits for the existing buildings. The buyer understands and accepts that the buildings may have been constructed at a time when hazardous materials were used.

The property is located in a shoreline local master plan area, marked in the plan as RM, which means an area for tourism services. Further details in the appendices.
