Terms of sale

The seller reserves the right to accept or reject the highest offer. If the highest bidder withdraws from the sale, the City of Helsinki may consider offering the property to the second-highest bidder at that bidder’s highest offered price.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The property is sold in the condition and with the fittings shown in the announcement and at the time of sale. Participants must examine the property and documents themselves before making a binding offer. The buyer cannot later rely on any matter that could have been observed during inspection or from the documents. By submitting an offer, the bidder accepts the condition of the property as is.

The buyer has no right to exchange or return. No warranty is given for the property. Descriptions in the listing are only the seller’s assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and related notifications.

The seller’s draft contract will be used for the sale. Ownership and possession of the property transfer to the buyer upon signing the contract. The date for signing the contract will be agreed with the buyer after the separate sales decision by the City of Helsinki has become legally valid (about 21 days). The purchase price must be paid at the signing meeting, where proof of payment is usually presented. The buyer is responsible for the transfer tax.

Offer period

29 April 2026 – 30 June 2026

The offer period starts on 29 April 2026 and ends on 30 June 2026 at 13:00 or 3 minutes after the last accepted bid. Bids must be made in the Huutokaupat.com service by the specified time.

It is also possible to participate in the auction by submitting a written binding offer to the seller’s representative by 25 June 2026 at 10:00. Submitting a written offer must be agreed in advance with the seller’s representative. All offers will be recorded publicly in the property listing. A written purchase offer is binding and subject to the same conditions as the online auction. Buyers must record all offers in the system.

The written offer must be signed and must include the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer relates.

The City Planning Department is not responsible for the service provider’s system functionality. The highest offer is the one that the service provider’s system has accepted as the highest.

Offers placed in the online auction are binding. If an accepted offer is made, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sales period.

Offers

The City of Helsinki, Urban Environment Division, reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be notified of the buyer selection.

Conditions for acceptance

Acceptance of an offer requires that the buyer has no adverse credit entries and that neither the buyer, the buyer’s owner nor any party exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By making an offer, the buyer warrants that these conditions are met.

Final acceptance of an offer also requires a separate sales decision by an authorised official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs incurred from the failed auction equal to 4% of the accepted bid price.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and that second-highest bidder withdraws after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of the sale

The purchase price must be paid in full and the contract signed within two months of the end of the auction, unless otherwise agreed with the seller.
