The municipality of Laukaa is selling a plot in the Kuhaniemi area of Laukkavirta village at Kuhaniementie 14, on which Kuhaniemi School and an outbuilding are located.

The stately traditional village school stands in Kuhaniemi village, about 5 km from Laukaa church village. The rural peninsula borders the Saraavesi branch waters on the Päijänne–Keitele waterway.

The school building has two above-ground storeys and a basement. The yard includes extensive play and sports areas.

The building was completed in 1951 and has been renovated, maintained and updated over the years to meet changing needs. The most significant works have focused on improving energy efficiency and indoor air conditions. A moisture and indoor air technical condition survey and an asbestos and hazardous materials survey were carried out in 2019. The buyer must familiarise themselves carefully with the property and the provided material.

Information about responsibilities

Visiting the property on your own is not permitted. The buyer is aware that the parcel area is an estimate and the final area will be determined in the partitioning procedure. The parcel must not carry any rights to common areas or special benefits of the main estate.

The descriptions in the listing are the seller’s estimates of the property. The property is sold in the condition it is in at the time of the listing and at the time of sale. Moveable items are not included in the sale.

The buyer is obliged before making an offer to inspect the property and its documents. By submitting an offer the buyer accepts the condition of the property as is. The buyer cannot afterwards claim defects that could have been detected in a preliminary inspection. The buyer has no right of exchange or return. No guarantee is given for the property.

It is the buyer’s responsibility to apply for any required change of use for the building (deviation and building permits). All repair costs are the responsibility of the buyer.

As seller, the municipality will not pay property tax on the property or buildings. Property tax liability passes to the new owner.

The seller guarantees that they have given the buyer all information the seller knows and which can be assumed to affect the sale.

Making an offer

Offers must be submitted via Huutokaupat.com’s service for the sale item by 21 June 2026 at 21:00. Offers submitted by other means or after this deadline will be rejected.

Sale conditions

The municipal board of Laukaa, as seller, reserves the right to accept or reject the highest bid. The highest bid is the bid that the seller has accepted as highest. Bidders agree that their contact details may be provided by Huutokaupat.com to the advertiser to enable notification of the sale decision.

Conclusion of sale

The final sale can be carried out in writing with a trade confirmer or electronically via the National Land Survey of Finland’s property transaction service.

The sale must be made in the form prescribed by the Land Code. The signing time of the deed will be agreed with the buyer once the municipal board’s sales decision has become final (approx. 1 month). Possession transfers to the buyer upon signing the deed, but not before 1 September 2026.

Deposit and withdrawal from the sale

The highest bidder undertakes to pay a deposit to the seller equal to 3% of the bid price or a fixed EUR 1,000. The deposit is to be paid within 2 days of the end of the auction. The deposit will be credited against the final purchase price. If the buyer withdraws from the sale, the deposit will not be refunded. By placing a bid on Huutokaupat.com the bidder accepts this condition.

Any party refusing to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary acts related to the transaction.

Other costs

The buyer is responsible for the costs of parceling the plot and for the costs of the trade confirmer/property transaction service, title registration fee and transfer tax.
