The Municipality of Laukaa is selling a plot in the Kuhaniemi area of the village of Laukkavirta at Kuhaniementie 14, on which Kuhaniemi School and an outbuilding are located.

The stately, traditional village school building is located in Kuhaniemi village, about 5 kilometres from Laukaa church village. The rural peninsula borders the tributaries of Lake Saraavesi, along the Päijänne–Keitele water route.

The school building has two above-ground storeys and a basement. The yard includes extensive play and exercise areas.

The building was completed in 1951 and has been renovated, maintained and updated over the years to meet changing needs. The most significant works have focused on improving energy efficiency and indoor air conditions. In 2019 a moisture and indoor air technical condition survey and an asbestos and harmful substances survey were carried out. The buyer must familiarise themselves carefully with the property and the provided documentation.

General information about responsibilities

Unauthorised visits to the property are not permitted. The buyer is aware that the stated area of the plot is an estimate and the final area will be determined in the subdivision procedure. The plot will not receive any possible rights or shares in common areas or special privileges of the parent estate.

Descriptions in the listing are the seller’s estimates only. The property is sold as seen at the time of the listing and at the time of sale. Movable items are not included in the sale.

The buyer is obliged, before making an offer, to examine the property, documents and records. By submitting an offer the buyer accepts the condition of the property as is. The buyer may not later rely on matters that could have been observed during inspection. There is no right to exchange or return. No warranty is given for the property.

It is the buyer’s responsibility to apply for any required change of use for the building (deviation and building permits). All repair costs are the responsibility of the purchaser.

As seller, the municipality does not pay property tax on the property or buildings. Liability for property tax passes to the new owner.

Information provided by the seller

The seller certifies that they have given the buyer all the information the seller knows and that can be assumed to affect the sale.

Submitting an offer

Offers must be submitted via the auction service Huutokaupat.com, to the sale listing by 31 May 2026 at 21:00. Offers submitted by other means or after this deadline will be rejected.

Terms of sale

The municipal board of Laukaa, as seller, reserves the right to accept or reject the highest bid. The highest accepted bid is the offer that the seller has accepted as the highest. Bidders agree that their contact details may be passed by Huutokaupat.com to the seller to enable notification of the sales decision.

Conclusion of the sale

The final sale can be completed in writing witnessed by a certifying official or electronically via the National Land Survey of Finland’s property transfer service.

Property sale must be made in the form required by the Land Code. The signing date of the deed will be agreed with the buyer after the municipal board’s sales decision becomes legally valid (approx. 1 month). Possession transfers to the buyer upon signing the deed, but not before 1 September 2026.

Deposit and withdrawal from the sale

The highest bidder undertakes to pay the seller a deposit of 3% of the bid price or a fixed EUR 1,000. The deposit must be paid within 2 days of the end of the auction. The deposit is part of the final purchase price. If the buyer withdraws, the deposit is not refunded. By placing a bid in Huutokaupat.com the bidder accepts this condition.

Any party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred through advertising, inspection and other necessary actions related to the sale.

Other costs

The buyer is responsible for the subdivision costs of the plot and the certifying official’s fee/online property transfer service fee, title registration fee and transfer tax.
