Tiutinen village school in a coastal setting, Kotka

The City of Kotka is selling Tiutinen School.

The school complex consists of two wooden buildings; school operations ceased in 2016. The buildings, completed in 1913 and 1927, are of regional and educational-historical significance. Architectural values include representativeness and age, authenticity and preservation. The school, in operation for over a century, was a unifying place for the island. The school buildings are located on the idyllic Tiutinen island amid an active village community. The village association is willing to assist the buyer in future use, as the school is a source of pride for the island residents. The school operated for 104 years. Tiutinen was also chosen as the Kymenlaakso village of the year in 2019.

Tiutinen village school is located on Tiutinen island; the island is accessible by road and the sea is visible for almost the entire drive. A bus also serves Tiutinen.

The main school building was built in 1913, so the attractive building is already 113 years old, floor area 678 m2.
The gym/canteen building was built in 1927, floor area 356 m2.
A sauna building was added to the yard in 1951 and will be connected to the water mains, floor area 29 m2.

Annual ground rent for the land is €1,680; the plot can also be purchased separately by agreement.

The ground rent is linked to the cost-of-living index and the rent is secured by charges on the buildings.

The annual rent applies while the plot's designated use corresponds to the current local detailed plan, i.e. area code YL (public local service buildings). If the plot's use changes, the ground rent will be amended to correspond to the new use. Purchasing the building requires renovating it to a usable condition.

The price offered at the auction applies to the buildings. The plot's annual ground rent is payable separately.

The buildings have previously contained apartments, but the current local plan does not permit residential use. The city is prepared to consider a zoning change for the site. The new owner is responsible for applying for any zoning change to suit a new use and for all associated costs.
