Offers must be made by the stated deadline. Offers made in the auction are binding. The highest offer is the offer that the seller has accepted as the highest. By making a bid the bidder accepts these terms of sale.

As a rule, the buyer will be the person who has made the highest accepted bid in the online auction. The municipality of Myrskylä is not responsible for the operation of the service provider's system.

The property may be sold only to the person who has made the highest registered bid in the huutokaupat.com system. If the highest binding bidder makes an unfounded offer, they must pay the seller a penalty equal to 20% of the auction price within 3 days. If, during the verification phase, it is determined that the offer will not be accepted, no penalty will be charged.

By submitting a bid the bidder accepts the condition of the property as seen. Descriptions in the sales listing are the seller's estimates only. Areas have not been measured for verification. The purchase price is not based on the building's or property's floor area.

Bidders undertake to provide the seller with a statement clearly describing the intended use of the building, the planned functions and any proposed repair or alteration measures. The seller has the right to request, and the bidder the obligation to provide, necessary additional information before the sale is approved.

The competent authority of the municipality of Myrskylä reserves the right to accept or reject the highest offer. The final highest offered purchase price requires a sales decision made in accordance with the municipality's administrative rules as soon as possible, subject to any necessary meeting procedures.

Viewing the property

Bidders are obligated to inspect the property, documents and records before making an offer. The buyer cannot later claim on the basis of a matter that could have been observed during a prior inspection.

Property defects and complaints

The buyer cannot later claim a defect in the quality of the sale object that was revealed in the sales material or could have been clearly observed during the viewing. If the defect is a hidden (latent) defect in the property transaction, the buyer is not entitled to compensation for other damages, such as costs of investigating the defect or interest costs on loans taken to finance repairs. A hidden defect means a defect unknown to the seller and which the seller could not reasonably have been expected to know.

Seller's information

The seller warrants that they have provided the buyer with all information that the seller knows and that can be considered to affect the transaction.

Conclusion of the sale

The sale of the property must be made in the form prescribed by the Land Code. The date and place for signing the deed of sale will be agreed with the buyer separately. Payment of the purchase price is made at the signing of the deed. The notary's fee will be paid half by the seller and half by the buyer.

Other costs

The buyer is responsible for the transfer tax according to the applicable tax practice.

Withdrawal from the sale

The seller has the right to withdraw from a final property sale at any time if the sale has not been made in the form prescribed by the Land Code.

If the buyer notifies withdrawal from the property sale after the seller or the seller's representative has confirmed acceptance of the offer, the seller will claim compensation from the buyer for the costs of showing the property and preparing the sale.
