Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts all terms of sale.

In holiday share transactions, contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the deed of sale and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the deed of sale within 3 days of the end of the auction.

Withdrawal from the sale

If the sale does not proceed due to the bidder's fault, the seller is entitled to compensation for a false bid and business disruption of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable by debt collection). Participation in the auction without intent to buy is prohibited.

Viewing the property

Bidders must inspect the apartment and the company documents before placing a bid. The buyer may not later rely on any matter that could have been observed during the preliminary inspection. Shares are sold with the information provided in the listing.

Seller's information

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of the documents related to the property. Suomen Yrityskonsultointi certifies that it has provided the buyer with all information known to the seller that could reasonably affect the transaction. Suomen Yrityskonsultointi certifies that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price excluding debt. Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the deed of sale, a copy of the share certificate transfer entry and the transfer tax certificate to the property manager for registration of the share.
