The maintenance charge covers final cleaning, bed linen, towels, consumables, firewood, apartment and yard maintenance and purchases, heating, electricity, water, insurances, property tax, waste management, maintenance and emergency services, reception and key services, property management, administration, etc.

Most of the renovation loan has been repaid. Remaining €152.09 which the buyer will assume. The renovation loan is still paid as a finance charge for a couple more instalments, after which the loan will be fully repaid. Finance charge for 2026 is €89.18.

Terms of Sale

All shares for sale are my own unless otherwise stated.

Sending of the deed of sale and share certificate by registered letter is included in the price. Delivery of the share certificate by insured post is available for an additional €20.

There are no maintenance charge arrears on the share.

The buyer is responsible for Holiday Club's registration fee (€40 private / €60 companies). T:mi Heli Hedman will provide all documents required for registration to Holiday Club.

The buyer shall promptly file the transfer tax declaration and pay the transfer tax (1.5% of the purchase price; no tax is payable if under €10) and shall provide the seller with the transfer tax certificate. T:mi Heli Hedman will send the buyer detailed instructions for filing the transfer tax declaration in OmaVero.
