The object is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids expires on 22 April 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid the service provider's system has recorded as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a made bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and is sold privately under the enforcement officer's management in accordance with the applicable general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official reserve account. When the payment appears on the reserve account, the enforcement officer will make a sale decision, which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: Unless the full purchase price is paid immediately, the buyer must immediately pay a deposit of 20 per cent of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the date of the sale decision may be granted for the remaining purchase price. In that case, annual interest will be charged on the whole purchase price for the entire payment period from the sale date until the end of the payment period. If payment has not been made within the granted period, annual default interest will be charged thereafter.

Obligations and rights transferred to the buyer

Buyer's liability for previous owner's service charge and payment arrears

The apartment has been taken into the company's possession for three years by a shareholders' meeting decision made on 13 March 2023. The company may continue the possession.

The new owner has the right under the Housing Companies Act to obtain possession of the apartment before the end of the possession period if the buyer pays the costs caused by taking the apartment into possession, any costs to the company resulting from repairs to the share apartment, unpaid maintenance charges and those maintenance charge items that fall due for payment by the shareholder during the possession period.

According to the property manager's notification, the buyer's liability is €928.30 (+ interest and costs) as at 17 March 2026. At the moment of transfer of the management/ownership rights to the shares, the above-mentioned maintenance charge arrears, costs and expenses with interest may be higher than stated above.

The above receivables remain payable by the new buyer and are not paid from the purchase price.

Housing company loan shares charged to the apartment

In addition to the cash purchase price, the buyer will assume the apartment's share of the housing company's loan of €183.66 as at 17 March 2026.

The buyer must take care of fulfilling the apartment-related obligations owed to the housing company themselves. Bids in the internet auction should take these matters into account. Final repayment of the housing company loan is not a condition for taking possession of the apartment; the loan is repaid by the annual maintenance charge.

If it is not possible to place a bid via the Huutokaupat.com service, a buyer candidate may submit a written bid to the enforcement officer. The bid is connected to the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 20 April 2026 at 16:15 to the address Utsökningsverket / Uleåborg operations office, Torikatu 34 - 40, 90100 Uleåborg or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
