Participation in the auction requires registration. The deadline for submitting bids is 20 April 2026 at 14:00 or three minutes after the last accepted bid. The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as the highest. The bailiff will decide separately to approve or reject the highest bid within seven working days of the end of the online auction. Acceptance of the bid and payment instructions will be notified to the buyer separately.

Bids are made for the purchase price, which does not include amounts payable by the buyer under the Limited Liability Housing Companies Act (see the sales brochure section obligations and rights transferred to the buyer for details). The company’s charges must be paid directly to the housing company by the buyer; the sale price paid to enforcement will not reduce those charges in any way.

Bids made in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability to pay compensation under section 25 of chapter 5 of the Enforcement Code.

Participants in the online auction are advised to ensure that their contact details registered on www.huutokaupat.com are up to date. The buyer and new owner will generally be the person who has made the accepted bid in the online auction. If a bidder has made a bid wholly or partly on behalf of another person, they must present a power of attorney or other proof of their authority to bid on behalf of that person.

The enforcement authority reserves the right to end the sale or to extend the sales period.

Payment terms: The buyer must immediately pay a deposit equal to 5 per cent of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. If the highest bid is approved, the balance of the purchase price may, if necessary, be given a payment period of up to six weeks. If no payment period is used, the purchase price must be paid immediately after the bid is accepted. If a payment period is used, annual interest will be payable on the whole purchase price under section 3(2) of the Interest Act for the entire payment period from the date of sale until the payment period ends.

Appeals: An appeal against the sale and any actions related to or preceding the sale must be made within three weeks from the date of the sale. The grounds for appeal will be attached to the sales decision.

The property is seized and is sold by private sale by the bailiff in accordance with section 76 of chapter 5 of the Enforcement Code and the Code’s general auction terms. The bailiff may approve or reject the highest bid in the auction. More information is available in the sales prospectus.
