The seller is obliged to accept the highest offer.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

Offers must be made by the stated deadline. The highest offer is the one the seller has accepted as highest.

The seller and buyer undertake to record all bids in the system.

By placing a bid, the bidder accepts all terms of sale.

In holiday-share sales the contracts are always signed electronically via the Visma Sign service after the auction ends; the seller prepares the sales contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid with the invoice provided within 3 days of the auction closing.

Withdrawal from the sale

If the sale does not proceed due to the bidder, the seller has the right to claim compensation for a false bid and disturbance of business operations of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable).

Note that participating in the auction without an intention to buy is prohibited.

Inspection of the property

The bidder is obliged, before making an offer, to inspect the apartment and the company documents and records. The buyer cannot later rely on a matter that could have been noticed during prior inspection. The shares are sold with the information given in the listing.

Information provided by the seller

The seller is responsible for the correctness and timeliness of the documents related to the property. The seller confirms having given the buyer all information the seller knows or that can be expected to affect the sale. The seller confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager's registration fee of €40 (€60 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid and will send the share certificate by post without delay when the purchase price has been paid and the transfer tax certificate delivered to the seller. The seller will send the sales contract, a copy of the share certificate transfer stamp and the transfer tax certificate to the property manager for registration of the share.
