The property is sold in the condition stated in the announcement and as it is at the time of sale.

No warranty is given for the property. There is no right to exchange or return. Descriptions in the announcement are only the seller's estimates of the property. Before making an offer, bidders are obliged to familiarise themselves with the property, documents and records. By submitting an offer the bidder accepts the property's condition as it is. The buyer may not later invoke an issue that could have been detected in a prior inspection.

It is also possible to participate in the auction in person on site by submitting a written binding offer to the seller. All offers will be registered as public in the property's announcement.

Offers must be made by the specified deadline. The highest offer is the one the seller has accepted as the highest.

Conclusion of sale

The buyer will obtain ownership of the property after the City of Raahe's competent authority's final decision on the sale, signing of the deed of sale and payment of the purchase price. Payment of the purchase price is made by bank transfer to an account notified by the seller. The seller's deed of sale will be used for the transaction. The time for signing the deed will be agreed with the buyer after the sale decision has become final. The sale of the property must be made in the form required by the Land Code. The buyer pays the fee for the certifying officer (€143), the title registration fee (€172) and the partitioning costs for the property (€2,670).

Other costs
The buyer is responsible for the transfer tax, which is 3% of the purchase price.

Construction

The buyer undertakes to construct a new building in accordance with the local master plan, building regulations and approved plans to the extent that the building control authority may carry out an acceptable occupancy inspection required by the building regulations within three years of signing the deed of sale.

Withdrawal from the sale
A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs arising from advertising, inspection of the property and other necessary actions related to the sale.
