Permitted uses include park-supporting recreational activities, for example cultural or café facilities. Heating: Heating has mainly been by radiators and air-source heat pumps. The building has been cold for several years, so the equipment should be inspected before reuse. Expect replacement or renewal of electric radiators and air-source heat pumps at the latest during the renovation. Original heating included wood-fired stoves, tiled stoves and fireplaces. In current condition wood heating has been taken out of use and fireboxes have been sealed with brickwork.


Ventilation: Natural ventilation. Exhaust air routes are chimney flues and stove flues. Replacement air has been provided via wall-mounted hatch-type inlets, which are mostly closed. The chimney and flue structures are likely in poor condition; a detailed flue inspection and restoration based on its results is recommended. If the building’s use is changed, natural ventilation will likely need to be replaced and ventilation must be designed and implemented in accordance with current regulations and airflow requirements.


Water and sewerage: The building has no connection to the HSY water and sewer network. The toilet is a dry toilet. Wastewater from the kitchen sink and greywater from the sauna washroom has been run in plastic pipes to the external wall on the track side; this system is out of order. The buyer is responsible for constructing, commissioning and upgrading water and sewer systems so that they comply with wastewater regulations and building control requirements if the use is changed.


Waste management: The tenant has the right to use the service route shown in Appendix map 1 for service access to the lease area. Service access is permitted by a special permit HEL 2025-020669. Regular waste collection to the lease area is not possible due to the building’s location in a park and the structure of the park access road. The buyer must arrange, at their own cost, any waste management required for their activities in accordance with applicable waste regulations.

 

Condition report: A condition survey and AHA assessment were carried out on 11 December 2025. The building is sold as seen. The buyer is responsible for, and will bear the costs of, any repair or demolition measures. The city is not liable for costs caused by any repairs or for additional investigations related to refurbishment projects.

The buyer is aware that the attached condition report recommends further investigations that have not been carried out and that the seller is not liable for any issues discovered in such further investigations, including possible rot and moisture damage, deficiencies in roofing and structures, potential hazardous substances, defects in water and sewer systems, or flue damage.



Terms of Sale

The seller reserves the right to accept or reject the highest bid.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Bidders agree that their contact information may be provided by Huutokaupat.com to the publisher to enable sales decisions and communication.

If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at their offered price.

The sale will use the seller’s deed of sale and ground lease. Ownership and rights transfer to the buyer when the deed and lease are signed. Submitting a written offer must be agreed in advance with the seller’s representative. All offers will be registered publicly on the listing. A written offer is binding and follows the same conditions as the online auction. Buyers undertake to record all offers in the system. The written offer must be signed and must include the bidder’s contact details, the maximum bid amount and the Huutokaupat.com listing number to which the offer applies.


The City Planning Department is not responsible for the service provider’s system availability. The highest bid is the one the provider’s system has accepted as highest. Online bids are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment time.

Conditions for acceptance

Acceptance of an offer and entering into the ground lease require that the buyer has no adverse credit markings and that neither the buyer, the buyer’s owner nor any party exercising control is subject to sanctions imposed by the European Union or the United Nations. By submitting an offer the bidder confirms these conditions. The winning bidder must submit an operational plan within two days of the auction’s end. The plan must describe the intended use and include a financing plan. Final acceptance of the offer requires approval of the operational plan and a separate sales decision by an authorised City of Helsinki official or body.


Inspection of the property

The property is sold in its current condition with its present equipment as stated in the listing and at the time of sale. Bidders must inspect the property and documents before making a binding offer. The buyer cannot later claim defects that could have been observed during inspection or from the documents. By bidding, the bidder accepts the property’s condition as is.


Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs of arranging the failed auction equal to 4% of the accepted bid price.
