Detached house plot, Söderkulla Manor residential area, K23105T1, Myrstenintie 11, 869 m², 217 m² (building right), Sipoo

The Municipality of Sipoo is selling or leasing, at the discretion of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned in batches of about four. Each plot has its own auction lot and can be bid on separately.

Plot K23105T1 has an area of 869 m² and a building right of 217 m².

Auction participation is open to adults who have not bought or leased a plot from the Municipality of Sipoo during the past five years. You may bid on several plots, but only one plot may be allocated to the same party. If the municipality has already made a transfer decision for a plot to a person, that person's later bids in subsequent rounds will be rejected. If a person makes the highest bid on more than one plot in the same round, the winner may choose which plot to take; remaining plots will then be offered to the next-highest bidders. Consider this when bidding, especially if bidding in multiple batches.

The plots have been subdivided into separate properties.

When leasing, the base annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted annually by the cost-of-living index, but will never be below the base annual rent.

After the auction, the municipality will make a sale or lease decision according to the wish of the winning bidder; the buyer or tenant then has six months to sign the sales deed or lease agreement.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee is retained by the municipality.

The municipality reserves the right to accept or reject offers made in the tender.

The buyer is responsible for transfer tax, subdivision costs and the fee for the deed witness / the fee for the electronic property transfer service. The tenant is responsible for the electronic property transfer service fee if the lease is signed using the service.

The plots are located in a groundwater area; for this reason ground-source heat pumps cannot be installed.

The area is part of a landscape area of regional value. The lead planner must be qualified for demanding-level planning.
