The site is located in Kitee, Kesälahti on Lake Pyhäjärvi in a valuable ridge area (ah) at Ähkäänniemi, about 40 kilometres from Kitee town centre and 7 kilometres from Kesälahti.

Three detached house plots have been partitioned on the area and this is the left-hand edge plot (western side).

Near the Piikkeensalmi bridge there is a large guest marina and jetty.

Exceptionally clear water with a sandy bottom.

The shore is a distinct, gently sloping sandy beach. The plot is dry pine forest.

Sarvisalontie runs next to the property.

Building rights: the total floor area of buildings may be at most 10% of the plot area, but no more than 400 m².

The buyer pays the title registration costs and the fee for confirming the sale.

Construction must begin within two (2) years of signing the deed, in accordance with the local plan, building regulations and the approved drawings.

If the building obligation is not met, the sale will be cancelled and the costs arising from the cancellation will be borne by the buyer.

A party who refuses to complete the sale or cancels it without cause must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, viewing the property and other necessary measures related to the sale — €1,000!
