Building rights: The total floor area of buildings may be at most 10% of the plot area, but in any case not more than 400 m².

The site is located in Tasapää on Lake Pyhäjärvi in Kitee, approximately 23 kilometres from Kitee town centre.

The address is Siikalahdentie 28. A road runs across the property.

The site includes a house built in the 1920s that is in need of demolition and other old buildings in a field landscape.

The shore is a very shallow sandy-bottom beach and you can almost walk to nearby Siikasaari.

NOTE! A land partitioning fee of €1,200 will be added to the auction winning price of the lot!

The buyer pays the title registration costs, property tax and the certifying officer's fee.

Construction must begin within two (2) years of signing the deed, in accordance with the local detailed plan, building regulations and approved drawings.

If the building obligation is not fulfilled, the sale will be cancelled and the costs of cancellation will be charged to the buyer.

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the sale, amounting to €1,000!
