Terms of sale

The seller reserves the right to accept or reject the highest bid. If the highest bidder withdraws, the City of Helsinki may consider offering the property to the second-highest bidder at that bidder's highest offered price.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The property is sold in the condition and with the fixtures shown in the advertisement and at the time of sale. Participants in the auction are obliged to inspect the property and the documents themselves before making a binding offer. The buyer may not later refer to matters that could have been observed during inspection or in the documents. By submitting an offer, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is provided for the property. Descriptions in the listing are only the seller's estimates of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and notification.

The seller's standard deed of sale will be used. Ownership and possession transfer to the buyer upon signing the deed. The signing date will be agreed with the buyer after a separate sales decision by the City of Helsinki has become legally binding (around 21 days). The purchase price must be paid at the latest at the signing meeting, where proof of payment is normally presented. The buyer is responsible for the transfer tax.

Bidding period

06/02/2026 – 06/04/2026

The bidding period starts on 06/02/2026 and ends on 06/04/2026 at 13:00 or three minutes after the last accepted bid. Bids are made in the Huutokaupat.com service by the specified time.

It is also possible to participate by submitting a written, binding offer to the seller's representative by 02/04/2026 at 10:00. Arrangements for submitting a written offer must be agreed in advance with the seller's representative. All offers are recorded publicly in the listing. A written purchase offer is binding and follows the same conditions as the online auction. Buyers must record all offers in the system.

A written purchase offer must be signed and must include the bidder's contact details, the maximum amount offered and the Huutokaupat.com reference number for the listing.

The Urban Environment Division is not responsible for the operation of the service provider's system. The highest bid is the one the service provider's system has accepted as highest.

Bids submitted in the online auction are binding. If an accepted bid is approved, the bidder must pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sales period.

Bids

The City of Helsinki, Urban Environment Division, reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be informed of the buyer selection.

Conditions for accepting an offer

Acceptance of an offer requires that the buyer has no adverse entries in their credit record and that the buyer, the buyer's owner entity or a party exercising control over the buyer is not subject to sanctions imposed by the European Union or the UN. By making an offer the buyer confirms they meet these conditions.

Final acceptance also requires a separate sales decision by an authorised official or body of the City of Helsinki.

Viewing the property

Auction participants must inspect the property and documents themselves before making a binding offer. The buyer may not later refer to matters that could have been observed during the inspection or in the documents. By submitting an offer the participant accepts the condition of the property as is.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs of the failed auction equal to 4% of the accepted bid price.

If the highest bidder withdraws and the City offers the property to the second-highest bidder, and the second-highest bidder then withdraws after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of sale

The purchase price must be paid in full and the deed of sale signed within two months of the end of the auction, unless otherwise agreed with the seller.
