Terms of Sale
The lot is sold by ascending bids in an online auction organised on the www.huutokaupat.com website. Participation requires registration. The deadline for placing bids ends on 3 December 2025 at 13:00 or three minutes after the last accepted bid.
The Enforcement Agency is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has recorded as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may deliver a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic increment function. A written offer is binding and the same terms as in the online auction apply. The written offer must be signed and must state the bidder’s personal and contact details, the maximum amount of the offer and the Huutokaupat.com item number. Arrangements for submitting a written offer must be made with the enforcement officer in advance and the offer must be delivered to the Enforcement Agency’s Hämeenlinna office by 2 December 2025 at 12:00. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may give rise to the buyer’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.
The enforcement officer may accept or reject the highest bid in the auction. A bid is binding and cannot be withdrawn. See the general auction terms concerning bid binding and buyer compensation. The enforcement authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has registered as highest.
The person who made the highest bid must immediately pay a deposit of €7,500.00 to the Enforcement Agency’s official account. The deposit cannot be paid by credit card. The Enforcement Agency will contact the bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.
If the highest bid is accepted, time for payment of the balance may, if necessary, be granted until 31 December 2025. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If an extension is used, annual interest on the whole purchase price shall be charged in accordance with section 3(2) of the Interest Act for the whole extension period, from the date of sale until the end of the extension. The reference rate determined semi‑annually under section 12 of the Interest Act is currently 2.50%. If payment has not been made by the due date, i.e. by 31 December 2025 at the latest, statutory late payment interest under section 4(1) of the Interest Act will be charged thereafter. The late payment interest rate is currently 9.50%. Interest may change semi‑annually on the interest adjustment date.
The Enforcement Agency will contact the highest bidder whose bid has been accepted. The highest bidder must then also state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

The property is subject to distraint and will be sold by the enforcement officer by means of a free official sale (Enforcement Code 5:76) in the form of an online auction, observing, where applicable, the general auction terms set out in the Enforcement Code and the specific sale terms stated in the sales brochure.
