0Inspection of the property
The bidder is obliged, before making an offer, to familiarise themselves with the property, documents and records. The buyer must note that no new condition surveys have been carried out on the property or its buildings other than those listed in section 3.9 of the attached deed. The municipality is not liable for defects, damages or faults found in the buildings or on the property. The buildings and the entire property are sold in their current condition, i.e. with moisture, water and microbial damage, and with technical systems in poor condition.
The buyer is aware of the building's heating method (oil). In the boiler room of the leisure centre located below Muskari there are two boilers (the older one serving as a backup) that produce the required heat for a private local heating network. The heat distribution network serves the leisure centre and, as a branch, this music school (Muskari). The former occupational health building (now privately owned) has been disconnected from the network (2015). In the same trench as the heating network, warm domestic water and cold water are also routed from the boiler plant to the former music school (Muskari) building. The buyer must note that because these two buildings, the 'Vapari' and 'Muskari', use the same local heating network, the buyer must be prepared for possible changes to the heating system (a new system) and the costs arising from this.
The condition of the property, its technical age and the service life of technical equipment have already been taken into account in the starting price (technical equipment has reached the end of its service life, several water and moisture damages and deterioration over the years, and observations of microbial growth). The buyer cannot later rely on the above-mentioned matters after completion of the sale, and the buyer must note that the condition of the property may have deteriorated significantly since previous inspections, as no new investigations have been carried out. The buyer has no right to a price reduction, compensation or any other reimbursement or return. The buyer may not subsequently rely on any matter that could have been detected during a prior inspection.
The buyer has familiarised themselves with the boundaries and terrain conditions of the object of sale, as well as the detailed plan and planning regulations. The buyer has compared these matters with the information available from the documents relating to the object of sale. The buyer has no comments regarding these matters.
Information provided by the seller
Janakkala municipality warrants that it has provided the buyer with all information that the seller knows and which can be expected to affect the transaction.
Conclusion of the sale
The sale of the property must be made in the form prescribed by the Real Property Act. The time and place for signing the deed will be agreed separately with the buyer. Payment of the purchase price shall take place at the latest at the signing of the deed. The fee of the certifying officer shall be paid by the seller.
Other costs
The buyer is responsible for the transfer tax in accordance with the then applicable tax practice. The buyer is responsible for the costs of any subdivision.
Withdrawal from the sale
A party that refuses to complete the sale shall, under the Real Property Act, compensate the other party for reasonable costs incurred for advertising, inspection of the property and other necessary measures related to the sale.
