Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. By placing a bid the bidder accepts these terms of sale.

Inspection of the property

The bidder is obliged, before making an offer, to inspect the property, its documents and records. The buyer cannot subsequently rely on any matter that could have been discovered during a prior inspection.

Seller's information

The seller warrants that they have given the buyer all information known to the seller that may reasonably be expected to affect the transaction.

Conclusion of the sale

The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price shall be paid at the signing. The fee for the certifying official is paid half by the seller and half by the buyer.

Other costs

The buyer is responsible for the transfer tax in accordance with the tax practice in force at the time.

Withdrawal from the purchase

If a bidder withdraws from an accepted bid, they must compensate the seller for costs caused by arranging the failed auction amounting to 4% of the purchase price (net) or at least €20,000, or, if the seller accepts the next highest bid, the difference between the bids if that is greater than €1,000.
