Offer terms 

The landlord reserves the right to accept or reject the highest offer. 

The winner of the competition must provide the landlord with a description of the activities to be carried out in the premises and have it approved. 

Huutokaupat.com is not a party to the tenancy. 

Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable the rental decision and communication of it. 

Offers 

The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from the party submitting an offer, and the right to reject all offers. All parties who submitted offers will be notified of the tenant selected. 

Offer period

The offer period begins on 26 October 2026 and ends on 15 November 2026 at 13:00, or 3 minutes after the last accepted offer. Offers (bids) must be submitted via the Huutokaupat.com service by the specified time. The premises may only be let to a party whose offer is recorded in the system. 

The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest offer. The City of Helsinki, Urban Environment Division is not responsible for the functioning of the service provider’s system. The highest offer is the offer accepted as the highest by the service provider’s system. 

Offers submitted in the online auction are binding. 

Conditions for accepting an offer 

Acceptance of an offer and conclusion of the tenancy agreement require that the tenant has no payment default entries in their credit records and that neither the tenant, an entity owning the tenant nor an entity exercising control over the tenant is subject to European Union or United Nations sanctions. By submitting an offer, the tenant confirms that they meet the above conditions. 

Inspecting the premises

The premises are let in the condition and with the fixtures stated in the listing and present when the agreement is signed. Before submitting an offer, the bidder is obliged to inspect the premises and documents independently before making a binding offer. The tenant may not subsequently invoke a matter that could have been observed during a preliminary inspection. By submitting an offer, the bidder accepts the condition of the premises as is. 

Conclusion of the tenancy agreement 

The security deposit must be paid in full and the tenancy agreement signed no later than one month after the decision notice addressed to the tenant has been sent, unless otherwise agreed with the landlord. All parties who submitted offers will be notified of the tenant selected.
