Offer terms 

The landlord reserves the right to accept or reject the highest offer. 

The winner of the competition must provide the landlord with a description of the activities to be carried out on the premises and obtain the landlord’s approval. 

Huutokaupat.com is not a party to the lease. 

Bidders undertake to allow Huutokaupat.com to disclose their contact details to the advertiser to facilitate the rental decision and communication thereof. 

Offers 
The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from the offeror and the right to reject all offers. All offerors will be notified of the tenant selected. 

Offer period 

The offer period begins on 26 October 2026 and ends on 15 November 2026 at 13:00 or 3 minutes after the last accepted offer. Offers (bids) must be made via the Huutokaupat.com service by the specified time. The premises may only be let to a party whose offer is recorded in the system. 

The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest offer. The City of Helsinki, Urban Environment Division is not responsible for the functionality of the service provider’s system. The highest offer is the offer that the service provider’s system has accepted as the highest. 

Offers submitted in the online auction are binding. 

Conditions for accepting an offer 

Acceptance of an offer and conclusion of the lease require that the tenant has no payment default entries and that neither the tenant, the entity owning the tenant nor the entity exercising control over the tenant is subject to European Union or United Nations sanctions. By making an offer, the tenant warrants that these conditions are met. 

Viewing the premises 

The premises will be let in the condition and with the equipment stated in the listing and existing when the agreement is signed. Before making an offer, the bidder must inspect the premises and documents independently before submitting a binding offer. The tenant may not subsequently invoke a matter that could have been detected during the prior inspection. By submitting an offer, the bidder accepts the condition of the premises as is. 

Conclusion of the lease 

The security deposit must be paid in full, and the lease must be signed no later than one month after the decision notification addressed to the tenant has been sent, unless otherwise agreed with the landlord. All offerors will be notified of the tenant selected.
