Terms of Sale

The property is sold in an online auction held on www.huutokaupat.com from 30 October to 16 November 2026. Registration is required to participate. The deadline for submitting bids is 16 November 2026 at 18:00 (or 2 minutes after the last accepted bid).

The National Enforcement Authority of Finland is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. It must be delivered by post or email so that it reaches the National Enforcement Authority no later than 12 November 2026 at 12:00. Email: oulu.realisointi.uo@oikeus.fi; postal address: National Enforcement Authority, Oulu office, Torikatu 34–40, 90100 Oulu. A written offer may also be submitted to the Oulu office by the deadline; customer service is open on weekdays from 08:00 to 16:15. The written offer must state the bidder’s name, personal identity code/business ID and contact details. A written offer will be entered in the online auction as an incremental bid. The person making the written offer is responsible for ensuring that it arrives by the deadline. The written offer is binding and subject to the same terms as the online auction.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the entire purchase price by bank transfer to the National Enforcement Authority’s official funds account. Once the payment is visible in that account, the enforcement officer will issue a sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: Unless the entire purchase price is paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, a payment period of no more than six weeks from the sale decision may be granted for the balance. In that case, annual interest is payable on the entire purchase price for the full period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted period, annual overdue interest will thereafter be charged, currently at 9.50%.

Obligations transferred to the buyer

At the time the sales brochure was prepared, the property had an electricity connection with Kajave Oy. The connection will transfer to the buyer if it remains transferable when ownership of the property transfers. Kajave Oy has made transfer conditional on payment of receivables relating to the connection, and the buyer must pay the overdue charges, including the final bill, to the service provider.

According to Kajave Oy’s notification of 26 October 2026, the property has EUR 998.45 in overdue electricity bills. The price of a new equivalent connection is EUR 6,300.

The electricity connection is subject to a threat of termination. The new owner must pay the arrears before ownership can be transferred or electricity connected.

The amount of arrears and outstanding receivables may change during the sale and will not be paid from the purchase price.

The buyer is responsible for any charges arising from the transfer of connection agreements.

On transfer of ownership, the buyer must pay transfer tax of 3% independently before applying for title registration and no later than six months after the deed of sale is made. The buyer is responsible for title registration costs and transfer tax.

The State has a right of pre-emption in the sale of a property if acquiring it is necessary to ensure national defence, border surveillance or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas, 29 March 2019/469).

Foreign persons specified by law may acquire property in Finland only if permission is granted for the acquisition (Act on Certain Restrictions on the Acquisition of Real Estate, 29 March 2019/470).
