Property 182-423-14-368 is sold by online auction on the Huutokaupat.com website from 30 October to 22 November 2026 at 17:00 or two minutes after the last accepted bid.

Terms of Sale

The property is sold by ascending bids in an online auction held on the website www.huutokaupat.com from 30 October to 22 November 2026. Registration is required to participate in the auction. The deadline for submitting bids is 18:00 or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the automatic bidding system. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer relates. A written purchase offer is binding and is subject to the same terms as an online auction. The offer must be submitted by 12:00 on 19 November 2026 to the National Enforcement Authority Finland’s Jyväskylä office, address Vapaudenkatu 54, or by email to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to terminate the sale or extend the sales period.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

Deposit

The buyer must immediately pay 20% of the purchase price as a deposit into the National Enforcement Authority Finland’s official funds account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.

Payment period

Where necessary, a payment period of up to six weeks may be granted for the balance of the purchase price. The payment period must be notified separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period.

If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the prescribed period, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted.

Transfer of possession and title

The buyer obtains possession of the property when the full purchase price has been paid. The buyer may not use the property in a manner that reduces its value before receiving the deed of sale.

The buyer obtains title to the property upon receiving the deed of sale. The deed of sale is handed over once the full purchase price has been paid and the sale has become legally final.

Other information

The property has been foreclosed and is sold by a free sale conducted by the enforcement officer, applying, where appropriate, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the property.

The buyer must apply for registration of title within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for registration of title. The transfer tax is 3% of the purchase price.

Prospective buyers are advised to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before making a bid.

The State has a right of pre-emption in the sale of a property if acquiring the property is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas, 29 March 2019/469).

Persons from outside the EU and EEA may acquire property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Estate Acquisitions, 29 March 2019/470). The buyer is responsible for obtaining the permit and fulfilling the obligations arising from it. Further information is available on the Ministry of Defence website.
