Seized terraced apartment (2 rooms + kitchen + sauna) in Mikkeli (Ristiina), Mikkeli

For sale: shares in housing company Asunto Oy Pietarinvatro, Pajakaarre 2-4 as 6, 52300 Ristiina, Mikkeli, shares no. 676–822, which entitle to possession of apartment no. 6, seized and sold by the enforcement officer by means of a public sale.

Obligations and rights transferred to the buyer

Under Chapter 3, Section 7 of the Housing Companies Act, the new owner is jointly liable with the previous owner for any company charges and other payments neglected by the previous owner in accordance with Chapter 3, Section 2(2) of the Act. The maximum liability equals the total amount of the company charges and payments for the month in which ownership is transferred and the five months immediately before it. However, the new owner is not liable for such unpaid company charges or payments of the previous owner that are not mentioned in the property manager's certificate and which fell due before the certificate's date. The buyer's personal liability is limited to the aforementioned maximum amount.

The general meeting decided on 27 April 2026 to take the apartment into the company's possession for up to three years. The apartment has not been let by the company. The possession period is three years starting from when the company actually gains possession of the apartment. The new owner has the right under the Housing Companies Act to obtain possession of the apartment before the end of the possession period after paying, with interest, all costs caused by the taking into possession, the costs incurred to the company for repairing the share apartment and unpaid company charges, as well as those charge instalments that fall due for payment by the shareholder during the period of possession (Housing Companies Act, Chapter 8, Section 7 and Chapter 6, Section 2).

According to the property manager's certificate, the amount of overdue and unpaid company charges and other payments relating to the apartment is €10,193.18 / 22 June 2026. The amount of unpaid charges may change during the sales process. The amount payable by the buyer will be confirmed according to the moment ownership transfers. At the moment of transfer of share possession/ownership, the above charges, fees and costs with default interest may be higher than stated above.

Unpaid charges relating to the apartment will not be paid from the purchase price.
