Sold by way of free sale conducted by the enforcement officer: the seized shares in Asunto Oy Pietarinvatro, Pajakaarre 2-4 as 6, 52300 Ristiina, Mikkeli, share numbers 676-822, which entitle the holder to possession of apartment as 6.

Obligations and rights transferred to the buyer

Under Chapter 3, Section 7 of the Finnish Housing Companies Act, the new owner is jointly and severally liable with the previous owner for any maintenance charge and other payments referred to in Chapter 3, Section 2, paragraph 2 of the Act that the previous owner has failed to pay. The maximum liability is equal to the total amount of the maintenance charge and payments for the month in which the ownership was transferred and the five preceding months. However, the new owner is not liable for any unpaid maintenance charge or payment left by the former owner that is not mentioned in the property manager’s certificate and fell due before the date of the certificate. The buyer is personally liable only up to the maximum amount stated above.

The general meeting on 27.04.2026 decided to take the apartment into the company’s possession for a period of up to three years. The apartment has not been let by the company. The possession period is 3 years from the time the company actually takes possession of the apartment. Under the Housing Companies Act, the new owner has the right to regain possession of the apartment before the end of the possession period by paying, with interest, all costs incurred due to the taking into possession, the costs incurred by the company for repairs to the apartment, and any unpaid maintenance charges as well as those charge instalments falling due from the shareholder during the period of possession (Housing Companies Act, Chapter 8, Section 7 and Section 6, paragraph 2).

According to the property manager’s certificate, the amount of overdue and unpaid maintenance charges and other payments relating to the apartment is €10,193.18 as of 22.06.2026. The amount of unpaid charges may change during the sale process. The amount payable by the buyer will be specified based on the moment ownership is transferred. At the time the shares’ right of possession/ownership is transferred, the above-mentioned charges, costs and expenses with late-payment interest may be higher than stated above.

Any unpaid charges relating to the apartment will not be paid from the purchase price.
