Vasaraisten School

The City of Rauma is selling part of the Jokela property (property ID 684-415-5-34), which includes the Vasaraisten school buildings.

Vasaraisten School is located in a regionally valued cultural landscape along a historic village street. Surrounded by green fields, Vasarainen combines the peace of the countryside, a natural setting and access to city services. Rauma city centre is about six kilometres away.

The sale includes an estimated 10,645 m² area of property 684-415-5-34, the main building, shelters and playground equipment in the yard. The Vasaraisten School operated in the main building as a primary school until June 2026.

A condition survey was carried out on the property in 2018, and the report is available as an attachment.

Rauma Local Master Plan 2030, approved on 25.3.2019, is in force in the area. In the local master plan, the school building is located in a village area (AT). The plan regulations for village areas state the following: “On village areas, construction is guided by local detailed plans. If there is no legally binding local detailed plan guiding construction in the area, construction must take into account the community structure, village structure, landscape, cultural and natural values. The village structure shall be preserved as it is. No new villages are designated for the area, and additional construction takes place within the existing village structure.” There is no valid local detailed plan for the area, but a building inventory has been prepared for the area, which also covers Vasaraisten School. The building inventory states the following about Vasaraisten School:

“JOKELA (VASARAINEN SCHOOL) 684-415-5-34 Nihattulantie 487, Vasarainen Class B: Object to be preserved to a lesser extent. Originally completed in 1912, this log-framed, gabled-roof school building stands in a visually significant and prominent location on the historic village plot of Vasarainen. The building was extended around the 1940s and in recent decades. Partly, apparently as a result of the extensions, other buildings on the school plot have disappeared. The original construction period is clearly visible and the building represents a solution typical of its time. Older materials, such as cladding and windows, have also partly been preserved. The extensions carried out in the 1940s and in recent decades are clearly distinguishable, although the earlier extension was at the time intended to match the original appearance. The architectural and historical value remains significant. Property viewings will be held on Monday 17.8. from 15:00 to 17:00 and on Friday 21.8. from 09:00 to 11:00.

The buyer is responsible for transfer tax and any other possible fees related to the transaction.

The final sale decision will be made by the City of Rauma City Board. The sale will only be concluded if the highest bid is approved at the City Board meeting.
