Water and sewer connections:

In Kullanmutka the water supplier is the City of Alajärvi. The water connection fee is based on square metres. For example, the connection fee for a 120 m² detached house is: 6 x the building’s floor area x €1.25 VAT 0%. That is €900 VAT 0%. Additionally, a shut-off valve installation is charged at a fixed price of €520 VAT 0%. The interface is at the water main shut-off at the plot boundary; any water excavation and piping on the plot side from the shut-off are carried out by the builder at their cost. The customer also purchases a water meter, priced at €45 VAT 0%.

The wastewater network connection fee is also area-based. For example, the wastewater connection fee for a 120 m² detached house is: 6 x the building’s floor area x €2.10. That is €1,512 VAT 0%. The wastewater connection chamber is at the plot boundary; the interface is in the chamber. All sewer excavation and piping on the plot side are carried out by the builder at their cost.

Conditional offers are not accepted.

Offers made at the auction are binding. If an offer is accepted, the bidder is obliged to pay the agreed purchase price within the agreed payment period. Failure to pay the offered purchase price may result in liability for compensation.

If the highest binding bidder makes an unfounded bid, they must pay a penalty of €1,000 to the seller within 3 days to cover incurred costs.

The bidder has reviewed the draft deed attached to the notice and its obligations and conditions. By submitting an offer the buyer confirms they have read the draft deed and agree to comply with its terms and obligations.

In accordance with the City Council decision of Alajärvi on 31/03/2025, section 15, the plot will be sold to the highest bidder. The deed is approved by the Mayor by an official decision.

Completion of sale

The buyer pays the purchase price.

The buyer is responsible for the transfer tax arising from this transaction.

The buyer obtains ownership after the City of Alajärvi’s authorised decision to sell, signing of the deed and payment of the purchase price.

NOTE!

The highest bidder must pay a reservation fee of €500 (five hundred) within 3 days of the auction’s end to the account specified by the city. The reservation fee will be refunded once the full purchase price of the plot has been paid within the given deadline. No interest is paid on the reservation fee.
