Offers

The seller reserves the right to request additional information or clarifications from an offeror and to reject all offers.

The property is sold in a transaction between users. Huutokaupat.com is not a party to the sale.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable notification of the sale decision.

If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at their offered highest price.

The property is sold in the condition and with the fittings shown in the advertisement and at the time of sale. Participants in the auction are obliged to inspect the property and documents themselves before making a binding offer. The buyer may not later refer to a matter that could have been observed during the inspection or in the documents. By submitting an offer the bidder accepts the condition of the property as is.

The buyer has no right to exchange or return the property. No warranty is given for the property. The descriptions in the advertisement are only the seller’s estimates of the property.

The Deed of Sale prepared by the seller will be used for the transaction. Ownership and possession rights to the property transfer to the buyer upon signing the Deed of Sale. The signing date of the Deed of Sale and lease agreement will be agreed with the buyer after the City of Helsinki’s separate sales decision has become final (approximately 21 days). The purchase price is to be paid by the signing meeting at the latest, where a receipt of payment is practically presented. The buyer is responsible for the transfer tax.

Offer period

The offer period begins on 5 March 2026 and ends on 4 May 2026 at 10:00 or 3 minutes after the last accepted bid.

Bids are made in the Huutokaupat.com service by the specified time. It is also possible to participate by submitting a written binding offer to the seller’s representative by 24 April 2026 at 10:00. Submission of a written offer must be agreed in advance with the seller’s representative. All offers are recorded publicly in the property announcement. A written purchase offer is binding and is subject to the same terms as offers submitted in the online auction. Buyers undertake to record all offers in the system.

A written purchase offer must be signed and must show the offeror’s contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer applies.

The City’s Urban Environment Division is not responsible for the service provider’s system functionality. The highest offer is the one that the service provider’s system has accepted as highest. Both written offers and online auction bids are binding. If an accepted offer is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sale period.

Conditional offers will be rejected. The seller reserves the right to accept or reject all offers.

Offer conditions

Acceptance of an offer requires that the buyer has no adverse entries in their credit information and that neither the buyer, the buyer’s owner entity nor any party exercising control over the buyer is subject to sanctions by the European Union or the UN. By making an offer the buyer warrants that these conditions are met.

Withdrawal from bidding

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs incurred in arranging the failed auction amounting to 4% of the building’s purchase price.

Conclusion of the sale

The purchase price must be paid in full and the Deed of Sale must be signed by 30 November 2026, unless otherwise agreed with the seller. All bidders will be informed of the selected buyer.
