The City of Helsinki sells, on the basis of offers, the residential apartment block plot (AK) 38107/16 (91-38-107-16, area 715 m²) at Malmin raitti 3 in Ylä-Malmi and the protected building on the plot with its extension for the use specified in the local detailed plan. Building
(registered use: community and club buildings)
The plot contains a historic building completed in 1929, to which an extension was added in the 1980s on the inner courtyard. The 1929 building has three storeys. The use has been classified as community and club buildings. Over time the building has served, for example, as flats, a pharmacy, a temporary school and a shop. Adjacent to the plot there is a transformer building serving a larger electricity distribution network, built attached to the Youth Centre extension. According to the planning report, the transformer building may remain even if the Youth Centre extension is demolished.
The main load-bearing structures of the building are mostly timber. The extension has a masonry/aggregate structure. The protected part has wooden cladding and the extension is rendered. The protected building has a mansard roof with standing seam sheet roofing. The extension has a flat roof.
The sr-3 protected building part of 519 m² is a culturally valuable protected building whose characteristic features must be preserved. The building must not be demolished.
A condition survey was carried out on 14 March 2025.
The building is sold as seen. The buyer is responsible for, at their own cost, any works required to repair or demolish the building. The city is not responsible for costs arising from repairing any defects or for any additional investigations required for refurbishment projects.

New building rights
The plot’s total building right under the local plan is 1,255 m², and by demolishing the extension the new building’s share is 736 m² according to the planning report. The maximum permitted number of storeys for the new building is four. Half of the area of the building’s largest floor may be used at attic level as floor area counted in the gross floor area. In addition to storage for residents, a laundry room, drying room, communal sauna and leisure space must be provided. All these residential ancillary facilities may be constructed in addition to the building right.

Bidding period
