If the highest bidder withdraws, the City of Helsinki may consider offering the property to the second-highest bidder at their highest offered price.

The property is sold in the condition and with the fittings shown in the advertisement and at the time of sale. Participants must inspect the property and documents themselves before submitting a binding bid. The buyer may not later rely on any matter that could have been observed during the preview or in the documents. By submitting a bid, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is given for the property. Descriptions in the notice are only the seller’s assessments of the property.

The deed of sale drafted by the seller will be used for the transaction. Ownership and control rights transfer to the buyer upon signing the deed. The signing date for the deed and the ground lease agreement will be agreed with the buyer after the City of Helsinki’s separate sale decision has become legally valid (about 21 days). The purchase price must be paid at the signing meeting, where a receipt for payment is normally presented. The buyer is responsible for the transfer tax.

Bidding period

The bidding period begins on 5 March 2026 and ends on 4 May 2026 at 10:00 or 3 minutes after the last accepted bid.

Bids are placed in the Huutokaupat.com service by the specified time. It is also possible to participate by submitting a written binding offer to the seller’s representative by 24 April 2026 at 10:00. Arrangements for submitting a written offer must be agreed in advance with the seller’s representative. All offers will be recorded publicly in the property listing. A written purchase offer is binding and follows the same conditions as the online auction. Bidders must record all offers in the system.

A written offer must be signed and must state the bidder’s contact details, the maximum offer amount and the Huutokaupat.com listing number to which the offer applies.

The City Planning Department is not responsible for the service provider’s system performance. The highest bid is the one accepted as highest by the service provider’s system. Both written and online auction bids are binding. If an accepted bid is confirmed, the bidder is obliged to pay the purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sale period.

Conditional offers will be rejected. The seller reserves the right to accept or reject any offers.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer has no adverse credit markings and that neither the buyer, the buyer’s owner(s) nor any party exercising control over the buyer is subject to sanctions by the European Union or the United Nations. By making an offer the buyer warrants that these conditions are met.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs incurred in organising the failed auction amounting to 4% of the building’s sale price.

Completion of the sale

The purchase price must be paid in full and the deed of sale signed by 30 November 2026 unless otherwise agreed with the seller. All bidders will be notified of the buyer selection.
