1. The property is sold by auction. The seller reserves the right to accept or reject bids. The sale is decided by the Group and Property Committee of the Lapland Welfare Region. The sale is made to the highest accepted bid. The sale is carried out in the form required by the Land Code (540/1995) and the time and place for signing the deed of sale will be agreed separately with the buyer.

2. Tenancy The buyer undertakes to accept the property subject to its existing tenancy agreements. The seller is not responsible for the continuation of any tenancy after the sale.

3. Inspection of the property The bidder is obliged to inspect the property, its documents and conditions before making an offer. An offer is deemed to include acceptance of the condition of the property and the terms of sale. The buyer may not subsequently rely on any matter that could have been discovered during a prior inspection.

4. Limitation of liability The seller is not liable for the condition of the real estate, buildings, structures, building services, the environment or the soil, nor for hidden defects, unless mandatory law provides otherwise.

5. Purchase price. The purchase price is based on the auction held on Huutokaupat.com and the seller's decision to accept an offer. The purchase price must be paid in full at the closing to the bank account indicated by the seller.

6. Costs and taxes The buyer is responsible for the costs of the official certifying the sale, transfer tax, subdivision costs and title registration costs.

7. Transfer of ownership and possession Ownership transfers to the buyer when the deed of sale has been signed and the purchase price has been paid in full. Possession transfers to the buyer at the same time as ownership.

8. Right to withhold The seller reserves the right to suspend the auction or to refrain from selling the property without liability for compensation. A buyer who refuses to complete the purchase must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary measures related to the transaction.
