Terms of sale

The seller reserves the right to accept or reject the highest offer. If the highest bidder withdraws, the City of Helsinki may consider offering the property to the second-highest bidder at the second bidder's highest offered price.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The property is sold in the condition and with the fittings shown in the announcement and at the time of sale. Participants in the auction must inspect the property and documents themselves before making a binding offer. The buyer may not later refer to any matter that could have been observed during a preliminary inspection or from the documents. By submitting an offer, the bidder accepts the condition of the property as is.

The buyer has no right to exchange or return. No warranty is given for the property. The descriptions in the notice are only the seller's assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the announcer to enable the sales decision and related notifications.

The deed of sale prepared by the seller will be used in the transaction. Ownership and right of possession transfer to the buyer upon signing the deed. The signing time will be agreed with the buyer after a separate sales decision by the City of Helsinki has become final (about 21 days). The purchase price must be paid at the latest at the signing event, where a receipt of payment is practically presented. The buyer is responsible for transfer tax.

Offer period

16 February 2026 – 13 April 2026

The offer period begins on 16 February 2026 and ends on 13 April 2026 at 13:00 or three minutes after the last accepted bid. Bids are made in the Huutokaupat.com service by the specified time.

It is also possible to participate by submitting a written, binding offer to the seller's representative by 9 April 2026 at 10:00. Written offers must be arranged in advance with the seller's representative. All offers will be registered publicly in the property's announcement. A written purchase offer is binding and the same conditions as for the online auction apply. Buyers must record all offers in the system.

Written offers must be signed and include the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com listing number for the property.

The Department of Urban Environment is not responsible for the functionality of the service provider's system. The highest offer is the one accepted as highest by the service provider's system.

Offers submitted to the online auction are binding. If an accepted offer is approved, the bidder is obliged to pay the offered purchase price within the agreed payment time.

The City of Helsinki, Department of Urban Environment, reserves the right to interrupt the auction or extend the sales period.

Offers

The City of Helsinki, Department of Urban Environment, reserves the right to request further information and clarifications from the bidder and to reject all offers. All bidders will be notified of the buyer selection.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer's credit information contains no adverse entries and that neither the buyer, the buyer's owner nor any party exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By making an offer the buyer warrants they meet these requirements.

Final acceptance also requires a separate sales decision by the competent official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs incurred in arranging the failed auction, equal to 4% of the accepted bid price.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder then withdraws after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of the sale

The purchase price must be paid in full and the deed signed within two months of the end of the auction unless otherwise agreed with the seller.
