The property will be sold in an online auction on the website www.huutokaupat.com during the period 13 February–4 March 2026. Participation in the auction requires registration. The deadline for submitting bids is 4 March 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The bailiff decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The bailiff reserves the right to end the sale or to extend the sales period.

The property is seized and is sold privately by the bailiff in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction conditions laid down in the Enforcement Code.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the account, the bailiff will issue the sale decision to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sale decision. In that case annual interest is payable on the whole purchase price for the entire payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, late interest will be charged thereafter at the current rate of 9.50% per year.

Obligations transferred to the buyer

On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent on their own initiative before applying for title and no later than six months from the date of the sale contract. The buyer is responsible for the costs of registration and transfer tax.

The state has a pre-emption right to purchase the property if acquisition is necessary to ensure national defence, border surveillance or border security, or to control or safeguard territorial integrity (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/469).

Certain foreign persons defined by law may acquire real estate in the territory of the State of Finland only if permission for the acquisition is granted (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/470).

The object is sold in an online auction with increment bids on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 4 March 2026 at 18:00 (or 3 minutes after the last purchase bid accepted to the auction).

If it is not possible to submit bids via the Huutokaupat.com service, a candidate buyer may submit a written bid to the bailiff. The bid will be linked to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in written form to the Enforcement Authority by 2 March 2026 at 12:00 to the address: Utsökningsverket / Kuusamo unit, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms apply to it as to the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
