Offer terms 

The landlord reserves the right to accept or reject the highest offer. 

The winner must provide and have approved by the landlord a description of the activity to be carried out on the premises. 

Huutokaupat.com is not a party to the lease. 

Bidders agree that their contact details may be passed by Huutokaupat.com to the advertiser to enable notification of the rental decision. 

Offers 
The City of Helsinki, Urban Environment Division reserves the right to request further information and clarifications from bidders and to reject all offers. All bidders will be informed of the tenant selection. 

Bidding period   

The bidding period starts on 1 February 2026 and ends on 28 February 2026 at 13:00 or 3 minutes after the last accepted bid. Bids (offers) must be made in the Huutokaupat.com service by the stated time. The property can only be rented to the person who has submitted a bid recorded in the system. 

The City of Helsinki, Urban Environment Division reserves the right to accept or reject the highest offer. The City of Helsinki, Urban Environment Division is not responsible for the functionality of the service provider's system. The highest offer is the one the provider's system has accepted as the highest. 

Online auction bids are binding. 

Conditions for acceptance of an offer 

Acceptance of an offer and conclusion of the lease require that the tenant has no adverse credit entries and that neither the tenant, the tenant's owner nor any party controlling the tenant is subject to sanctions by the European Union or the UN. By making an offer the tenant warrants that these conditions are met. 

Inspection of the property 

The property is let in the condition and with the equipment shown in the listing and at the time of signing the contract. The bidder must inspect the property and documents before making a binding offer. The tenant may not later rely on any matter that could have been observed during the inspection. By submitting an offer the bidder accepts the condition of the property as is. 

Conclusion of the lease 

The security deposit must be paid in full and the lease signed no later than one month after notification of the decision has been sent to the tenant, unless otherwise agreed with the landlord. All bidders will be informed of the tenant selection.
