How to submit bids

The item is sold by successive bid increases in an online auction held on the www.huutokaupat.com website between 15 January and 8 February 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has registered as highest. The enforcement officer will separately decide whether to accept or reject the highest bid. The decision to accept or reject the highest bid will be made within two working days after the end of the sale or after receiving a statement from the secured creditor regarding the sale.


Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to purchaser liability under section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to place bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the automatic increase function. The written offer must be signed and must show the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and is subject to the same conditions as bids made in the online auction.

The enforcement authority reserves the right to end the sale or to extend the sale period.


Deposit

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

A maximum payment period of six weeks may be granted if necessary. The payment period must be agreed separately. If a payment period is used, annual interest shall be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.


If a payment period is not used, the purchase price must be paid immediately after the acceptance of the offer.


If payment is not made within the time specified, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.


The buyer is responsible for any fees arising from the transfer of utility or service contracts.


Encumbrances

Pledges on the sold assets will lapse and registered charges (mortgages) will remain in force.


Electronic mortgage deeds will be transferred to the buyer or the buyer's nominee.


Written mortgage deeds will be converted to electronic form and the electronic mortgage deeds will be handed over to the buyer or the buyer's nominee.


Application for title registration and transfer tax

The buyer must apply for title registration (lainhuuto) for their acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative when applying for title registration. The transfer tax is 3% of the purchase price.


Vacant possession / Eviction

If the debtor continues to use the sold premises or keeps belongings on the premises, the buyer has the right to request the enforcement officer's assistance to carry out an eviction after the buyer has paid the purchase price. The eviction will follow, as appropriate, the provisions on eviction in the Enforcement Code. The moving date will be set so that, without good cause, it will not be earlier than one week nor later than two weeks from the date the removal notice is served.


In the eviction process, the buyer may be permitted to deal with low‑value and worthless chattels as they wish. The buyer must be prepared to cover any costs arising from carrying out the eviction. In practice, this means that if movable property has been left at the site, cleaning and disposal of such items will be carried out at the buyer's expense.

Transfer of possession and ownership

The buyer obtains possession of the sale property when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed. Ownership transfers to the buyer when the deed is delivered. The deed will be delivered once the full purchase price has been paid and the sale has become final.

The property has been seized and will be sold by the enforcement officer by free sale, observing, as applicable, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the item for sale.


Prospective buyers are strongly advised to familiarise themselves with the item for sale, the sales brochure and the attached documents before making a bid.


The State has a pre‑emptive right to purchase the property if acquisition is necessary for national defence, border control or border security, or for supervision or protection of territorial integrity (Act on the State's pre‑emptive right in certain areas 29 March 2019/469).


Persons from outside the EU and EEA may only acquire real estate in the territory of Finland if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Estate 29 March 2019/470). Appeals

An enforcement appeal against the sale and acts relating to or preceding the sale must be filed within three weeks of the sale. Instructions for appeals are attached to the sale decision.
