Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. If registration is not possible, a written purchase offer may be submitted. The written offer must state the bidder's name, personal identity code/business ID and contact details. A written offer will be entered in the online auction as an incremental bid. The submitter is responsible for ensuring that the offer arrives by the deadline. A written offer is binding and subject to the same terms as the online auction.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been foreclosed and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the National Enforcement Authority's official funds account. Once the payment is visible in the account, the enforcement officer will issue a sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay 20% of the purchase price as a deposit.

Payment period: If necessary, a payment period of no more than six weeks from the sale decision may be granted for the balance. In that case, annual interest is payable on the full purchase price for the entire period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted period, annual overdue interest will thereafter be charged, currently at 9.50%.

Obligations transferred to the buyer

The buyer is responsible for any charges arising from the transfer of utility connection agreements.

On transfer of ownership, the buyer must pay transfer tax of 3% on their own initiative before applying for title registration and no later than six months after the deed of sale is executed. The buyer is responsible for title registration costs and transfer tax.

The State has a right of pre-emption in the sale of real property if acquiring the property is necessary to ensure national defence, border surveillance or border security, or to monitor or safeguard territorial integrity (Act on the State's Right of Pre-emption in Certain Areas, 29 March 2019/469).

Foreign persons specified by law may acquire real property in Finland only if permission is granted for the acquisition (Act on Certain Restrictions on the Acquisition of Real Property by Foreigners, 29 March 2019/470).

The bid will be added to the online auction as a maximum bid through the incremental bidding system. The bid must be submitted in writing to the National Enforcement Authority no later than 8 December 2026 at 12:00, at National Enforcement Authority / National Enforcement Authority, PO Box 1, FI-00067 National Enforcement Authority, or National Enforcement Authority / Oulu office, Torikatu 34–40, 90100 Oulu, or by email to oulu.realisointi.uo@oikeus.fi. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and state the bidder's contact details, the bid's maximum amount and the number of the property in the Huutokaupat.com service to which the bid relates.
