Bid terms 

The landlord reserves the right to accept or reject the highest bid. 

The winner of the competition must provide the landlord with a description of the activities to be carried out on the premises and obtain the landlord’s approval for it. 

Huutokaupat.com is not a party to the tenancy. 

Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable the rental decision and notification of it. 

Bids 
The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from the bidder and the right to reject all bids. All bidders will be notified of the tenant selection. 

Bidding period   

The bidding period begins on 26 October 2026 and ends on 15 November 2026 at 13:00 or 3 minutes after the last accepted bid. Bids must be submitted through the Huutokaupat.com service by the stated deadline. The premises may only be let to a bidder whose bid has been recorded in the system. 

The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest bid. The City of Helsinki, Urban Environment Division is not responsible for the functionality of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. 

Bids submitted in the online auction are binding. 

Conditions for accepting a bid 

Acceptance of a bid and conclusion of the tenancy agreement require that the tenant has no payment default entries and that neither the tenant, an entity owning the tenant nor an entity exercising control over the tenant is subject to European Union or UN sanctions. By submitting a bid, the tenant confirms that these conditions are met. 

Inspection of the premises 

The premises are let in the condition and with the equipment stated in the listing and existing when the agreement is signed. Before submitting a bid, the bidder must personally inspect the premises and the documents before making a binding bid. The tenant may not subsequently invoke a matter that could have been detected during a prior inspection. By submitting a bid, the bidder accepts the condition of the premises as is. 

Conclusion of the tenancy agreement 

The security deposit must be paid in full and the tenancy agreement signed no later than one month after the decision notification addressed to the tenant has been sent, unless otherwise agreed with the landlord. All bidders will be notified of the tenant selection.
